Gas Safety Certificate

Landlords gas safety checks have been a legal requirement introduced by the government in 1996. It states that if you rent part or all of your property you must have the gas appliances and pipe-work checked annually and a record maintained. Our Gas Safe Register certified engineers will carry out the check, with minimum disruption to you and your rented property. Our engineers all carry the necessary identification cards and have a high level of courtesy and cleanliness. Your property will be left as clean as it was found. EPC

An Energy Performance Certificate is required for any residential property that you are looking to rent. It will assess the energy efficiency of your property as well as the environmental impact your property has. Ratings range from A-G and the certificate will also give you recommendations on how you can improve your rating. Your certificate will be valid for ten years from a legal standpoint but to get an accurate reading make sure you get a new certificate when changing your boiler or insulating your property. Our assessors will be able to attend at a time to suit you and provide you with a certificate within 24 hours of the appointment.

PAT Testing

This is not a legal requirement for renting your property but most corporate tenancies will insist on this and some insurers also ask you to do it prior to any tenancy. This is essentially Inspecting and testing electrical equipment including portable appliances, moveable equipment, hand held appliances, stationary equipment, fixed equipment/appliances, IT equipment and extension leads. So if you want to make sure your toaster is up to scratch or your kettle will not burn down the house then this is the peace of mind you need.
